How Is Property Tax Calculated in Jamaica?

The calculation is based on the Unimproved Value (UV) of the land as assessed by the Commissioner of Lands. The buildings, improvements, and whatever you've built on the land don't factor in. Only the raw land value matters.

So a piece of land with an unimproved value of J$2,500,000 pays 0.8% = J$20,000 per year. Simple enough — the hard part is knowing what your unimproved land value actually is.

How Do You Find Your Unimproved Land Value?

Your UV is determined by the National Land Agency's Valuation Division. It's supposed to be reassessed every five years, but in practice many Jamaican properties have outdated valuations — which works out in the owner's favour since values tend to rise over time.

You can find your UV by:

  • Checking your property tax demand notice (the bill TAJ sends you)
  • Calling TAJ at 1-888-TAX-HELP (1-888-829-4357)
  • Visiting any TAJ office — Half Way Tree, Maxfield Avenue, or any parish office — with your title or valuation number
  • Logging into the TAJ online portal at www.taj.gov.jm

How to Pay Property Tax Online in Jamaica

Paying online is now genuinely easy. Here's how:

1. Go to the TAJ online portal: Visit www.taj.gov.jm and click on "e-Services" or "Pay Property Tax."

2. Enter your valuation number. This is the unique identifier for your property, found on any previous tax demand notice or your Certificate of Title.

3. Verify your property details. Confirm the address and outstanding balance displayed matches what you expect.

4. Select the payment amount. You can pay the current year's balance, arrears, or both. Pay everything — arrears accumulate interest at 20% per annum.

5. Pay by credit/debit card. The portal accepts Visa and Mastercard. There may be a small processing fee (around 1–2%).

6. Save or print your receipt. Download the PDF confirmation immediately. Keep it.

Alternatively, you can pay at NCB, Scotiabank, JMMB, or First Global Bank branches island-wide. Just bring your valuation number or tax bill.

What Happens If You Don't Pay Property Tax in Jamaica?

This is where people get complacent and then shocked. Unpaid property tax:

  • Accrues a 20% per annum penalty on the outstanding balance
  • After prolonged non-payment, the Collector of Taxes can issue a Tax Lien on the property
  • In severe cases — we're talking years of non-payment — the government can list the property for compulsory sale under the Property Tax Act

This happens more often than people realise, especially with diaspora-owned properties where nobody is actively managing things. Don't let a J$5,000 annual tax bill turn into a J$60,000 arrears problem over a decade.

Exemptions and Reductions

Certain properties may qualify for reduced or exempt status:

  • Agricultural land actively used for farming may receive preferential assessment
  • Pensioners who are sole owners and occupants of a property may be entitled to a 50% reduction — apply at your TAJ parish office with proof of age (65+) and ownership documents
  • Properties under J$400,000 unimproved value pay only J$1,000 flat, which is effectively a minimum rate

When Is Property Tax Due?

The tax year runs April 1 to March 31. TAJ typically issues demand notices in March or April. Payment is due by April 30 to avoid penalties. Pay early. The Half Way Tree TAJ office on the last day of April looks like a concert lineup — nobody wants to be in that queue in that heat.

Watch out: Many property buyers in Jamaica don't realise they inherit any outstanding property tax arrears from the previous owner. Before you complete any property purchase, have your attorney confirm — in writing — that the property tax account is fully current. TAJ can confirm the status.
