The Jamaican real estate market is experiencing an unprecedented boom, and industry experts say it is being almost entirely driven by the diaspora. First- and second-generation Jamaicans living in the US, UK, and Canada are heavily investing in luxury condos and gated communities across the island.

Rather than waiting until retirement, many younger diaspora members are purchasing properties as lucrative short-term Airbnb rentals or vacation homes. Developers are scrambling to meet the demand, with new high-rise apartments popping up rapidly in Kingston and along the northern coast.
